Turkey Real Estate Listings: Mandatory EİDS Verification

Turkey Real Estate Listings: Mandatory EİDS Verification

As of February 15, new requirements for posting real estate listings came into effect in Turkey. Now confirmation of listings is mandatory through the EİDS (Elektronik İlan Doğrulama Sistemi — Electronic Listing Verification System).

The initiative aims to create a transparent real estate market and protect buyers from fake listings and fraudulent schemes.

What has changed?

  • The owner must officially authorize the agency through the e-Devlet system
  • Without confirmation via EİDS or a notarized power of attorney, posting a listing is impossible
  • Each listing will now display a confirmation mark via the EİDS system.

The minimum authorization period for the agency is 3 months, but the owner can revoke the authorization early if necessary.

Why were the new rules introduced?

The changes aim to combat unfair practices in the real estate market. The new system eliminates:

  • fake listings;
  • artificial price inflation;
  • fraudulent schemes.

If the owner does not have access to e-Devlet

In this case, a notarized power of attorney for the agency is possible.

Powers of attorney executed outside Turkey must be apostilled

Main goal of the reform

Increase transparency in the real estate market and protect buyers
