Turkey Housing Prices Up 31.6% in October 2025

According to the latest report from the Central Bank of the Republic of Türkiye (CBRT), the country’s real estate market continued to show growth in October 2025, although the pace of real price increases slightly slowed down.

Key indicators of the Housing Price Index

October 2025:

  • Monthly growth: +1.6%
  • Annual growth (nominal): +31.6%
  • Real annual growth (inflation-adjusted): -1.0%

The value of the Housing Price Index (2023=100), which is calculated to track changes in residential property prices in Türkiye adjusted for quality, reached 198.8 in October 2025.

In monthly terms, October 2025 also showed positive growth:

  • Istanbul: +2.7%
  • Ankara: +1.0%
  • Izmir: +1.8%
"The Consumer Price Index, which increased by 31.6% compared to the same month of the previous year, decreased by 1.0% in real terms over the same period. This indicates that although nominal prices continue to rise, the real value of housing has slightly declined when inflation is taken into account."

Regional analysis

When analyzing annual changes in regional housing price indices according to the classification of statistical regional units, the highest annual increase in October 2025 was observed in the Ankara region — 38.4 percent.

Minimum growth: The lowest annual increase was recorded in the regions of Aydın, Denizli and Muğla — 23.1 percent.

Market outlook

Experts note that despite a slight decrease in real terms, the nominal cost of housing continues to grow steadily. Türkiye’s real estate market remains resilient even amid global economic uncertainty.
