New Rules for the Turkish Real Estate Market

Starting from April 7, 2025, new rules will come into effect in Turkey aimed at combating illegal real estate trade and speculative price increases. Now, property sale and rental ads can only be posted by authorized individuals and organizations, exclusively through the e-Devlet platform.

What has changed for the real estate market in Turkey?
The system regulating the posting of ads on the real estate market began to be implemented in 2023, and from April 7, 2025, it will enter a new phase.

Now:

  • Ads can only be posted through e-Devlet — the state electronic services portal.
  • Only certified real estate agencies and registered realtors have this right.
  • Private individuals without a license will not be able to post properties on popular platforms.

The goal of the innovation
The main goal of these changes is to increase transparency in the real estate market, reduce the number of false and fraudulent ads, and prevent unjustified price hikes caused by speculation.

What fines await violators?

  • The fine ranges from 10,000 to 100,000 Turkish liras.
  • Both realtors and other organizations violating the posting rules may be held accountable.
