Hello! I am interested in whether it is possible to re-register the TAPU on which an encumbrance has been imposed when registering it through a mortgage (bank) in the Cadastral Department? Is it possible to impose an encumbrance on the entire sid (under what conditions?) and what are the consequences of buying an apartment in a sid on which there are encumbrances? Thank you

Expert's answer

Good day! Of course, it is possible to re-register a Tapu with an encumbrance, both by first closing the debt (this is done by the previous owner, in whose name the Tapu is registered), and together with the transfer of the debt on the loan. Foreigners can only get a mortgage for half the cost of the apartment, therefore, when buying an apartment on which there is a credit debt from a foreign owner, then you, as a foreigner, will receive an apartment with an encumbrance for half the cost or with the remainder that is on the day of purchase. Sincerely, Gamze Colak

Hello! And up to what age do they give loans to pensioners? Thanks in advance.

Expert's answer

Yulia, good afternoon! A number of banks offer loans for foreigners to buy real estate in Turkey, and the conditions are slightly different. For example, in Deniz Bank the maximum age of the borrower is 70 years. I sent you more detailed information to the email you left. Best regards, Gamze Colak

Hello! I am a pensioner. To obtain a residence permit, do I have to have an account in a Turkish bank and is it necessary to purchase health insurance in Turkey?

Expert's answer

Good day! To obtain a residence permit, it is necessary to have an account in a Turkish bank in your name or, for example, a joint account with your spouse. The account must contain an amount of $500 per month of stay under a residence permit. That is, if the residence permit is for a year, then the account must contain $6,000. Of course, after issuing an account statement, you can use this money as you wish. By the way, if you have a certificate of receiving a pension on a card from which you can withdraw funds from ATMs in Turkey, this amount is taken into account. In this case, there may be less money in the account. As for insurance, it can be issued in Russia, and in Turkey it can simply be transferred. However, there is a mandatory phrase that must be in the insurance: "Hospitalization in a supine position, coverage of the cost of drugs and outpatient treatment." Best regards, Gamze Colak
