🌊 And sometimes it all starts with one simple feeling: «I want to live by the sea».

First Trip to Alanya

2021. The client flew to Alanya not to buy property, but to explore the city. To understand why thousands of foreigners choose this resort to live.

In winter, it was +18°C. People were sitting in seaside cafes, with mountains behind them! And at some point, the client said a phrase we hear very often:

— I think I’m beginning to understand why people fall in love with this city.

How One Apartment Turned Into Five

The initial plan was simple: buy one apartment by the sea. But when the client started studying the market, it became clear: real estate in Alanya is not just housing, it’s an investment.

We began looking at new developments. Modern complexes. Pools. Spa centers. Underground parking. And most importantly, prices at the construction stage. After a few days, the client said: «Let’s calculate differently».

✅ New strategy emerged:
• 2 apartments for obtaining Turkish citizenship.
• 3 apartments on the foundation as investments.

Buying at the Foundation Stage

All apartments were purchased at the construction stage, but 3 of them directly on the foundation. Buying «on paper» is a popular strategy among investors.

The Moment That Caused Concern

But investment is not just about price growth.

When the client purchased the apartments, the Turkish real estate market was actively growing.

New developments were sold quickly, prices rose almost every quarter.

However, around the middle of construction for one of the projects, the market situation changed.

The Turkish real estate market entered a cooling phase.
Most developers faced financial difficulties, and construction deadlines began shifting.

At that moment, one of the projects where the client bought an apartment faced a delay in delivery.

⚠️ For a foundation-stage investor, this is always an unpleasant situation. Especially when the main calculation depends on project completion timelines.
But our client reacted calmly: «Okay. Let’s figure it out».

And that’s when the most important part of the story began.

Negotiations with the Developer

We began negotiations with the developer, discussing various compensation options. In the end, special terms were arranged specifically for this client.

✔ Full furniture and appliances package

Effectively, the apartment was delivered ready for occupancy. When the client saw the final terms, he smiled: «Then it’s even better than it was initially». Today, this complex is at the final stage of delivery.

Moving to Alanya

Over time, the client made another decision. He moved to live in Alanya.

Now the family lives here permanently. Morning walks by the sea. Evening dinners on the promenade.

And conversations with us almost always start the same way: «What’s new in the real estate market?»
