According to the Turkish Statistical Institute (TÜİK), in February 2026 a maximum rent increase limit of 33.98% has been set.

This indicator is calculated based on the average Consumer Price Index (TÜFE) over the last 12 months and applies when renewing lease agreements for both residential and commercial properties.

According to official statistics, in January 2026 the Consumer Price Index:

  • increased by 4.84% month-on-month;
  • annual inflation reached 30.65%.

These figures formed the basis for calculating the permissible rent increase in February.

⚖️ What tenants and landlords should know

33.98% is the maximum allowable rent increase .

The landlord has the right to:

  • increase the rent by an amount below the установленный limit;
  • exceed the limit only by court decision.

For tenants, this means additional protection against sharp increases in expenses, while for property owners it provides clear legal boundaries when revising lease terms.
