Fresh figures published by Türkiye's Investment Office on 17 August reveal a major shift in the country's free-zone economy. Antalya Free Zone exports increased 40.2% year-on-year — the strongest growth among the leading zones.

Export Growth Creates Operational Real-Estate Demand

Exports from Turkey's 19 free zones reached a record USD 7.7 billion during January–July 2026, up 6.9% from a year earlier.

Antalya was one of the standout performers: Antalya Free Zone exports increased 40.2% year-on-year to USD 447 million, the strongest growth among the leading zones.

A successful production and export cluster needs physical infrastructure.

Companies require manufacturing space, warehouses, offices, logistics facilities and services. Their executives and specialist employees may also create demand in surrounding residential markets.

This does not mean every warehouse near Antalya Free Zone will appreciate. It means economic demand can increasingly come from business activity rather than tourism alone.

Turkey's Free Zones Have a Substantial Foreign-Company Presence

As of July 2026, the country's free zones hosted 1,934 companies, including 474 foreign-capital companies, and employed 87,655 people.

Medium-high- and high-technology products accounted for 57.4% of free-zone exports during the first seven months of 2026.

For Antalya, a city globally associated with tourism, that diversification is strategically important.

Property Inside a Free Zone Can Have Significant Advantages

Türkiye's official Investment Guide lists several advantages available under the free-zone framework.

These include 100% real-estate tax exemption and exemption from title-deed fees when acquiring and selling property, alongside various VAT, customs, stamp-duty and corporate-tax advantages for qualifying activities and companies.

⚠️ Important:

Property near a free zone is not the same as property in a free zone. A private warehouse or commercial plot across the road does not automatically inherit the zone's tax treatment. Free-zone incentives depend on the legal location, company, activity and qualification under the applicable free-zone regime.

Any seller suggesting that proximity alone produces the exemptions should be challenged.

Foreign-Capital Turkish Companies Have a Specific Acquisition Procedure

Turkey's official property-acquisition guide states that acquisitions by qualifying Turkish companies with foreign capital inside free zones are among the transactions that do not require the governor's-office permission step applicable to certain other property acquisitions by such companies.

Other land-registry, corporate and zone-specific rules still apply.

Industrial Real Estate Requires a Tenant-First Strategy

A warehouse should not be selected because it appears cheap per square metre.

The investor should first identify the likely user. Key factors to analyze:

  • which companies are expanding;
  • what space they need;
  • who the potential tenant is;
  • proper industrial zoning;
  • ceiling height;
  • floor load capacity;
  • electrical power;
  • truck access;
  • permits.

Commercial property without a suitable user may sit empty regardless of export growth.
