Complete guide to property tax rates, Tabien Baan (house registration book), and tax benefits for foreigners
In March 2019, Thailand introduced a property ownership tax. If you use your property for residential purposes and are registered in the house registration book (Tabien Baan), the tax is paid at the following rates with a 90% discount:
- Up to 10 million baht — no tax
- From 10 to 40 million baht — 0.02%
- From 41 to 65 million baht — 0.03%
- From 66 to 90 million baht — 0.05%
- Over 90 million baht — 0.1%
📌 Example calculation: For a property worth 15 million baht, the tax is calculated as follows: 15,000,000 - 10,000,000 = 5,000,000 — tax is 0.02% of this amount.
⚠️ Important If you are not registered in the yellow house registration book, the tax rate is 0.3% (without the 90% discount). When purchasing off-plan property, the tax is paid after construction is completed.
📋 What is Tabien Baan?
Tabien Baan is a document issued by the local municipality that records the address of a house or condominium unit. Permanent residents are registered in this house registration book. There are two types:
- Blue Tabien Baan — for Thai citizens
- Yellow Tabien Baan — for foreigners
If a foreigner owns a house (separate from the land) or a condominium unit, they are issued a Blue house registration book, which records only the property address. A foreigner can add their name to the house registration book if they permanently reside at that address, have a long-term visa, and are the property owner. In such a situation, when registering the foreigner's permanent residence, the Blue house registration book is replaced with a Yellow one, and their name is entered into it.

- Foreigners registered in the Yellow house registration book and residing in properties valued up to 10 million baht are exempt from property tax
- When selling a condominium, owners registered in the Yellow house registration book are exempt from Specific Business Tax (SBT)
