- complete address of the land area on which there is a real estate;
- name and photo of the owner (buyer of real estate);
- special accounting information of Cadastral management;
- area of the parcel of land;
- information on real estate (degree of readiness of real estate to use, a land share of independent unit of real estate, that is the certain apartment in the apartment house, structure or block number, floor number);
- the declared cost;
- information on date and sale reason, and also on the previous owner of real estate.
Pay attention that in TAPU the real estate price according to an assessment of Cadastral management is noted. This price can significantly differ from the real cost of purchase in practice. But the cost declared in TAPU, forms the basis of calculations for calculation of the size of the non-recurring tax which is levied upon apartment purchase in Turkey, – 4%. At similar practice is both plus and a minus: on the one hand, the tax size, and with another decreases, the amount of payment on a state insurance decreases also.
For TAPU registration in Cadastral management the following documents are required:
- the purchase and sale agreement on acquired real estate;
- passport (foreign), translation and notarial assurance (4 copies);
- 4 photos (local sample);
Documents accepts district (Antalia, Alania, etc.) Cadastral management in the object location, further documents poison in the Head cadastral department in Ankara for receipt of permission to purchase of this real estate in Turkey and pass coordination in military department in Izmir. Based on the positive decision from these two departments the property right (TAPU) is arranged, and already based on it fixed residence permit can be issued.
